Planning on this custom home began nearly twelve months before the project commenced; allowing maximum attention to the homeowner’s special desires and needs. The finished home offers inviting living space with a homeowner’s workshop.

The 10-acre luxury lot required reshaping to allow the finished home to take full advantage of a lake view. Subsequently, the home boasts stunning views from all rooms in the rear of the home. In addition, the home was built within specifications of neighborhood requirements and blends seamlessly with surrounding structures and with nature.

Designed and built as a soft contemporary home with traditional overtones, the exterior features dark red brick with neutral casts set off by an etched line finish in the neutral mortar. Faux stone accents in the façade highlight pleasing arches that shelter an inviting front porch. Archways are a key feature of the home, harmonizing the exterior and interior designs and allowing natural elements of the outdoors to be presented to the living spaces inside.

Copper detailing and dimensional shingles add depth and detail to the roof. An attached garage is hidden behind a workshop area that is linked to the home by a walkway.

In the rear of the home, neutral stone accents continue, complimenting patio materials in a design that encourages outdoor living and entertainment in several areas, including a pool, spa and outdoor cooking and dining spaces. Landscaping ties the home to its surroundings from the meticulous selection of materials to the koi pond visible from both outside areas and the master suite.

Inside, the home has a distinctly relaxed atmosphere resulting from a careful blend of materials and unique floor plan. The main foyer of the home opens to a gourmet kitchen with state-of-the-art appliances, granite countertops and custom cherry cabinets. The floor is heated porcelain tile. A wet bar features custom cabinets. Special consideration was taken to plan for placement of and match the oak wood to the homeowner’s existing antique bar pieces. Four-piece handmade molding sets off the high ceilings of the connected living area, which includes a gas fireplace as well as custom mahogany cabinets that serve as the entertainment center. The flow of the areas provides modern function, elegance and separation of purpose in each space. Off the kitchen, a guest room showcases the lake view and boasts a full bath leading to the leisure area outside. A large, tailored laundry area just down the hall provides space and function.

A formal dining room in the front of the home was planned according to the homeowner’s existing furnishings and has a unique shape. Brazilian Cherry hardwood floors grace the room and provide a distinct contrast to the hand-made white paneling that adorns the walls in the room.

A master suite opens off the foyer to large windows showcasing the lake. The master bath is a collage of carefully selected and uniquely personalized fixtures such as marble counter tops and matching heated floor as well as a cultured marble shower with two opposing panels of custom-etched glass that fulfill the homeowners’ vision of a shower seascape.

A wide staircase ties the foyer to a second level home office, guest room and full bathroom. The walk-out basement holds a mirrored exercise room and customized home office that share back yard lake views and a full bathroom. Throughout the home, personal touches are evident through unique fixtures, distinctive lighting and built-in furnishings. The project was remarkably planned and executed by all involved resulting in a quality project that came in early and under-budget. Unity and teamwork during the building process continue to be reflected in the peace and harmony of the home through daily life, family functions and entertaining.

2003 New Home Construction; 3300 Sq. Ft. +
This residence is in every sense a custom design project with exceptional attention to detail. The project encompasses over 6,000 sq. ft. of finished livable space and was developed as an "in fill" on one of the last building lots in a neighborhood of traditionally styled homes. The house was sited to take maximum advantage of the lot and it's view of a small pond. The "L" shape, and the combination of one and two story elements, helped keep the scale of the structure in harmony with the neighborhood while achieving the square footage to meet the Owner's requirements.

The exterior design is a contemporary interpretation of the Italianate style. It features special cast-stone quoins, sills lintels, detailed cornice articulated with dentils and brackets, a combination of arched and square topped windows, and a custom-built mahogany entrance with leaded glass crafted by a local artist. The exterior is further accented with custom crafted copper roofs, vents, flashing, etc. The brick color was carefully selected and the mortar was specially formulated and mixed with an eye toward historic precedence. The porches and arbors feature beautiful wood column and railing details, and are generously proportioned to create a variety of outdoor "Living Rooms" which take full advantage of the sites' orientation and views.

The interior of the home comfortably accommodated the requirements of a modern lifestyle. The spacious Master Suite features a view from its' covered porch, as well as compartmentalized bathing/vanity areas, and a luxurious closed completely fitted with custom cabinetry. The entry hall, living room and dining room, with their 10" foot ceilings, elegant built-in cabinetry and millwork, provide large open areas for formal entertaining. The kitchen features state of the art design and appliances in addition to a walk-in storage pantry and a butler's pantry, which also functions as a wet-bar. The breakfast room and family room are integrally connected to the kitchen and enhances family living and informal entertaining. The family room features an antique fireplace mantle and a vaulted ceiling finished in carefully fitted tongue & groove wood with special cove lighting. The functional laundry room room has plenty of workspace and includes an oversized windowsill to provide a suitable place for the cat to nap. THe ample closet space located at the side entry is immediately adjacent to the oversized two-car garage. The gracious stair to the second floor opens to a large hall landing, leading to an exercise room and home office. The office features leaded-glass doors, built-in bookshelves, a private workroom and also opens to a covered porch. The second floor is completed by a large guest room with walk-in closets, vanities and a bath.

The basement level includes two large recreation area, wet bar, masonry fireplace, guest suite with a full bath and finished storage areas.

This house was constructed to the highest industry standards, including poured concrete foundations, TJI joist framing systems, 3 zone HVAC systems, "Smart House" Electronic Management System, insulated glass windows and doors. It has 3 masonry "Rumford" style fireplaces, and the moldings and trims are all large scaled as is appropriate to a house of this stature. The finishing touches include the input of a professional Interior Designer in the selection of colors, marbles, tiles, light fixtures, and woods combined with the Owners' refined taste and collection of fine furniture, art and accessories.

The success of this project rest on the spirit of team effort and communication. The Owners' forethought and commitment, the Architects' artful interpretations and documents, and the Contractors' dedication and craftsmanship all figured greatly in this project, but the ultimate factor was everyone's attention to detail.

2000 Presidents Award for New Home; 1801- 2200 Sq. Ft.
Although this home is small in scale, it is “large” in detail. From the uniquely covered front entry to the seven-coat painting process found on the great room ceiling – no area was left undone. Since our homeowners live out-of-state and only visited the site periodically, it was a benefit that they had been through the “building process” several times before and knew exactly what they wanted.

This home is not the owner’s main residence. We feel it combined elements or influences from their other homes located in Seattle and Hawaii. The floor plan makes great use of the home’s setting – a rural horse farm outside of Midway, Kentucky. The floor plan is an open plan that eliminated a formal dining room and living room and one that has a combined “Great Room” that opens into the kitchen and the sunroom. The great room was designed for every day living as well as dining. Everything in this room is custom built to the homeowner’s specifications. Not only the “antler” chandelier was custom made but also the fireplace is custom built with local limestone and combined with heart pine bookcases, mantel and fireplace surround.

The same materials and finishes are reflected in the cabinetry under the pass-through to the totally functional kitchen. The master suite has a beamed ceiling, built-ins with an adjoining full ceramic tiled bath. The rest of the residence included guest bedrooms and powder room/ bathroom. The powder room (not shown) has faux painted walls as well as a custom painted vanity. The secondary bedrooms both have several built-in bookcases and of special note is the desk/closet area in Guest bedroom #1. We incorporated teak doors found at a local antique store into site built custom cabinets. The doors were only cleaned and sealed so that their natural distressed finished remained.

2002 Presidents Award for New Home; 2801-3300 Sq. Ft.
These homeowners love to entertain - They needed a home that allowed for small intimate informal gatherings of friends and family as well as large special occasion festivities. A very open floor plan was developed that not only provided for efficient day-to-day living it also met all of their entertainment requirements. As you enter the house, one’s view is totally unobstructed through the entire house to the exterior and beyond. The great room is the focal point – the hub of the home. With a large bay window across the rear of the room, the surrounding farmland becomes a part of the interior spaces. Directly adjacent to the great room is the master suite that includes a full ceramic tile bath and large walk-in closet. The kitchen – breakfast room opens directly to the great room as well as to a rear-covered porch.

The kitchen is a cook’s delight with all of the newest appliances, cabinets and storage anyone could imagine. Off of the breakfast room is a covered porch with an exterior fireplace and an adjoining deck that extends across the back of the house. The exterior fireplace has provided many cozy evenings outside when the weather wouldn’t have normally been conducive to sitting outside and enjoying an early spring or late fall evening. Custom cabinetry and many built-ins add to the overall effect and comfort of the house. The guest wing is located on the opposite side of the house, which provides visitors their own privacy.

Most of the basement remains unfinished at this time but was designed so that it could be finished several different ways – a future mother-in- law suite or a combination game room – media room – and exercise room. The basement also has a separate garage/ workshop that houses the homeowner’s other interest – motorcycles. Attention was also given to energy conservation with the installation of a geothermal heating system. An entire home electronic system was installed that included lighting, audio, and surround sound.

New Home Construction; One and One Half Story
The Owners' with their young and active family of six boys, wanted first and foremost a house that was livable. They are very family orientated, and required spaces which encouraged interaction but also wanted to be certain everyone had private retreat areas. The one and one half story wood beamed family room with stone fireplace opens up to a large covered porch via multiple sets of French doors. This opens the room to an outdoor space which then relates to the pool. Another set of French doors open to a screened porch where the children can play Ping-Pong and other active games. The large kitchen with an eating island, breakfast room, sun room and office is directly adjacent to the family room and serves as the gathering point for multiple activities. The concept was to have well defined family spaces, that allow them to overlap and share space without interfering with each other.

The master bedroom on the first floor is next to a small library which also serves as a sitting room for the master bedroom, offering a quiet retreat to read and listen to music. A covered porch allows for evening outdoor relaxing prior to bedtime or a private place to sit on a rainy day. The children each have their own bedrooms on the second floor, but share a common activities room which has space to watch t. v. as well as accommodate a computer station and common library study table. The upstairs hall has a large window which overlooks the family room for visual connection but gives the upstairs acoustical privacy.

The garage is connected to the house via a portico which leads into a rear entry where each child has a locker for their coats, hats, school books etc., which offers a place where Mom can put anything she wants them to be responsible for. The lockers and other built in storage units help maintain organization and eliminate the clutter of daily living. Above the garage is a one bedroom apartment for guests. With family members living out of town, it allows for extended stays and still affording everyone their privacy.

The exterior of the house is a combination of stone, brick and wood. It was important to the Owners that the house not look like the "cookie cutter" style popular today with the tall two story front hall with palladian stylized windows above the front door. The scale and proportions wanted to be more timeless and portray a solid sense of tradition.

Remodel with Architect
The remodeling work on this particular home involved a few key ingredients: planning, flexibility and relationships. Originally planned as an expansion of the first floor space into the back yard area, the project grew to include adding a dormer, finishing work in the basement and some minor adjustments to an existing space in the living room. In all, about 1,200 square feet were added to the home, nearly doubling the size of the home.

Planning was meticulous for the desired result: a clean and seamless finish on the exterior of the home. Brick was matched from color and tone to pattern, mortar and accents. The additional roofing also blends with the pre-existing material. Window spaces and panes were designed and selected to provide continuity of design with the older part of the home.

The goal of the renovation team and the homeowners was to modernize the home while preserving the classic architecture and design. The structure had good bones, but lacked the flow and modern amenities desired.
A luxurious new gourmet kitchen is the major first-floor addition. Top-of-the-line stainless appliances grace the room. Custom cabinets from floor to ceiling provide beautiful storage for the supplies the homeowners keep on hand for frequent entertaining and family life. Innovative solutions were incorporated for storage in the wall cabinets and the large island/breakfast bar at the center of the room. The island features a large granite countertop that compliments other counters. Large windows create a welcoming alcove overlooking a scenic golf course just past the back yard’s brick fence.

Inside the kitchen, a work area has also been tailored to the needs of the owners including a desk and additional storage. Just off the kitchen are a mudroom entry and a pantry that has been customized with racks, adjustable pine wood shelving, drawers and counter space to provide storage and organization for food, craft supplies and appliances. Space that was previously the home’s kitchen has been transformed into a wet bar. The area is both beautiful and functional boasting a refrigerator and storage area—all contained in custom mahogany cabinets.

An existing dining room and living room were extended for additional space. The living room boasts custom, built-in wooden bookshelves.

The front bedroom of the home has been converted to a master suite with major renovations to add custom cabinets and drawers, tailored closet solutions and separate bedroom, vanity and bath areas. The panel cabinets and drawers in both the bedroom and vanity areas conceal practical storage behind a beautiful façade. A new, custom laundry chute was installed at the homeowner’s request and also blends with the cabinets. Countertops in the vanity are tumbled marble. Continuity of design is maintained in the bath area where an under mount tub and frameless shower are also made of the material.

Details were the key to fusing the old and new spaces and creating elegant functionality. Outside and inside spaces have been maintained in such a way so as not to draw attention to the renovations. Hardwood floors in the existing area of the home were matched perfectly to blend the two unnoticeably. The siding on the dormers and outer porch wall is a redwood siding selected to match the existing front dormers. Shutters were re-finished on the front of the home and created for the back.

This project features a contextually appropriate 700 sq. ft. addition to the rear of a 1940's Bungalow styled home. The scope of the project includes expanding the sun room, adding a screen porch, and enlarging a bedroom upstairs. The sunroom has a generous number of large casement windows overlooking the renovated stone patio and large rear yard. A standing seam copper roof graces this area. The screen porch has solid brick walls, vaulted ceiling, and finely detailed wood trims to compliment the existing house. The stone patio features "cake" style cascading steps. Many original details were reproduced.

The Project involved a complete remodel of the owner’s suite to include his and hers closets, a luxurious master bath and dressing area and a master bedroom with adjacent sitting area. The added space involved incorporating existing attic space into the renovation. Unique structural challenges were met due to the substantial existing structure, that was originally built using a steel and concrete floor structure and solid masonry to both the interior and exterior walls.

Details include custom cabinetry and millwork throughout; heated marble floors laid in an intricate geometric pattern; and marble surfaces in the tub, shower, and vanity tops. A unique feature designed to house the Owner’s extensive collection of designer ties are pull out drawers that can accommodate 600 ties.

On the exterior, brick, cornice and entablature details were reproduced to blend seamlessly with the existing structure.

The house, located in an inner city post-war subdivision and situated on a large open lot, was built as a 1 ½ story cape cod brick with approximately 1300 sq. ft of relatively small rooms and little access to the exterior.

Over the years, the area has matured into a desirable neighborhood close in and the current Owners had chosen to stay in the area but desired a larger home with more open space to fit their lifestyle. The requirements for the renovation were to provide a large, open kitchen for cooking & entertaining, a more fluid connection to the back yard and an updated modern bathroom without enlarging the existing footprint or overpowering the scale of the original house.

It was decided to demolish an existing covered porch on the back of the house that had been added several
years ago and locate a 1 ½ story addition in it’s footprint to accommodate a new kitchen on the ground floor and a guest room/media room on the second floor. The addition also allowed for the existing bathroom on the second floor to be enlarged into the new area. The kitchen layout was designed so as to allow for plenty of social space around a large center island and one wall of French doors opening onto a new trellised deck, white still allowing for some semblance of separation for the cook. The new deck extends along the rear of the house, connecting to the existing screened porch on the furthest side. Dormers were used where additional ceiling height was required on the second floor of the new construction without raising the addition a full 2 stories. The original kitchen location was remodeled into a library nook with wood burning fireplace and an upstairs bedroom became a large closet/laundry room. To help balance the new volume on the back and to give more importance to the front entrance, a large shed roof was designed for the front porch that extends beyond the limits of the stoop into the garden at the front of the house.

Exterior materials were chosen so as to compliment the existing brick’s texture and scale, with natural
finished wood shake shingles siding on the new addition and smooth river rock used on the chimney and porch piers. Trim details match the original construction. Asphalt roof shingles were used to match the existing. In addition to the new wood deck across the back, a new covered porch at the back door was extended to connect with the existing garage roof and provide a covered walk between. The new addition added a total of 500 + sq. ft. of exterior wood deck. Future phases of renovation include a pool with the conversion of the existing garage to a pool house and construction of a new garage at the rear of the lot.

Remodeled Homes - 2003 Presidents Award, General Remodel/Rennovation
This home, located in historic area of Versailles Kentucky, was originally built in the late 1800's and had been renovated multiple times over the years. The house was approximately 2400 sq. ft. with dated decor; a small cramped kitchen, small three-piece bathrooms, and old malfunctioning mechanical systems. The exterior of the house was mostly original with single pane blown glass windows and lapboard siding, both in dire need of maintenance. Structurally the house was very good.

The new Homeowner wanted to renovate the entire house as well as add a master suite, a new kitchen, and family room. The client also wanted to take advantage of her large long lot with mature landscaping by adding a covered porch, breezeways, a patio, and a new garage while maintaining the original character and charm of the 1800's.

The final project consisted of removing the existing kitchen and laundry area, renovating the library, sitting room, and guest bathroom, and adding a new modern kitchen with fireplace. The project also included a walk-in pantry with a mechanical dumb waiter that connected the first and second floors. a new laundry area, a new large open family room and a 52" plasma HDTV and a state-of-art home theater system was built into the cabinetry, a new office and powder room completed the first floor. On the second floor one of the upstairs bedrooms was renovated and a master suite with a large walk in shower, a large closet was added. Also, a guest bedroom and a new staircase leading into the kitchen area were added. Mechanically, the whole house was completely modernized with new plumbing, all new electrical services, and new high efficiency HVAC systems.

The exterior of the project consisted of completely removing all the original siding, insulating the exterior walls, and installing new solid redwood lap siding. The project also included removing and replacing all windows in the house as well as replacing all the shutters. We repaired and matched all cornice details and added new copper half rounds gutters to the house and added a new bluestone front walk, stop, and side porch. A screened porch with a covered breezeway and a bluestone patio, as well as a three-car garage was also added.

The project took just under a year to complete, and all while the Homeowner lived in the home.
